Commercial Janitorial & Office Cleaning Services
in Lansing, MI

Why Businesses Choose Feldpausch Over Franchise Janitorial Companies
Many national janitorial franchises operate through independently owned franchise locations rather than company-employed cleaning teams.
While these businesses benefit from a recognized brand name, the quality of service can vary from one franchise to another because each location is independently owned and operated.
If concerns arise, communication may go through a corporate office or franchise system rather than directly to the people responsible for cleaning your facility.
With Feldpausch, you deal with the owner. The person whose 19+ year reputation is on every job. When something is wrong, you call us directly at (517) 582-1083 — not a national call center, not a regional manager. Us.
That single line of accountability is not a marketing claim; it is a structural difference in how the business is organized. We have been growing through referrals in the
Lansing area since 2007 because that model forces a quality standard that franchise systems structurally cannot guarantee.

Michigan Seasons and Your Commercial Facility
Most janitorial companies offer the same program year-round. Michigan does not have the same cleaning conditions year-round. Understanding how Michigan's climate affects your facility is the difference between a maintenance program that keeps pace with actual soiling and one that falls behind seasonally and scrambles to catch up.
Winter
November Through March: Road Salt Season
Road salt—primarily sodium chloride and calcium chloride—is tracked into Michigan facilities from November through March. Salt attracts moisture, stays damp, and acts as an abrasive, damaging carpet fibers, grout, and hard floors with every step.
Without proper entrance matting and janitorial floor maintenance, road salt can significantly shorten the life of your flooring.
Spring
Pollen, Mud, and the Worst HVAC Filter Month of the Year
Pollen season in mid-Michigan begins in late March and peaks in May. Pollen enters through doors, clothing, and HVAC systems, increasing dust and HVAC filter loading. More frequent surface cleaning during pollen season helps maintain a cleaner facility. Spring is also the ideal time for a deep scrub to remove winter salt and restore hard floors.
Summer
Moisture Management and the Mold Window
Summer humidity creates hidden moisture inside air-conditioned buildings. When warm, humid air enters from outdoors, condensation forms on HVAC vents, ceiling tiles, carpet, and porous restroom grout, increasing the risk of mold growth. A summer janitorial program with focused cleaning of HVAC areas and restroom grout helps prevent mold and costly damage.
Fall
Leaf Debris, Shorter Days, and Deferred Cleaning
Leaf debris tracked into facilities during October and November holds moisture and abrasive soil that accelerate floor wear. Fall is the ideal time for deep cleaning, floor sealing, and refreshing entrance mat programs before winter salt arrives. A seasonal janitorial program prepares your facility for Michigan's harsh winter conditions and helps reduce costly floor damage year-round.

What a Feldpausch Program Includes
Night by Night
A standard nightly Feldpausch commercial visit follows a defined scope that is written into your service agreement before the first visit.
This is intentional: we would rather define scope clearly and hold to it than surprise you with additional charges. The scope covers every surface and task agreed upon at the walkthrough.
If something changes — you add a new space, the facility expands, the cleaning needs shift — we revise the written scope and adjust pricing transparently before continuing.
What is not included is equally important. We do not perform services outside the written scope without prior approval and pricing.
We do not handle post-fire or post-flood remediation, hazmat or biohazard cleanup, or specialty restoration work — those require different licensing and equipment and we will refer you to the right specialists.
We do not perform exterior window washing, move heavy furniture without prior arrangement, or handle construction debris cleanup under a standard janitorial contract.
Scope Clarity
Who We Serve Best and Who Is Not the Right Fit
We serve established commercial facilities between 500 and 30,000 square feet.
Our clients value accountability over rock-bottom pricing and want a long-term relationship with a cleaning company they do not have to monitor constantly.
We are the right fit for office buildings, medical offices, restaurants, schools, retail spaces, and property management clients who need consistent quality and direct communication with the people doing the work.
We are not the right fit for post-fire or post-flood remediation — that requires restoration specialists with specific licensing. We are not the right fit for hazmat or biohazard situations.
We are not the right fit for single-event cleaning under $150 where a consumer cleaning service would be more appropriate. We will tell you honestly if your situation is outside our scope rather than take a job we cannot do well.
The Process
From Walkthrough to Ongoing Service
- Free facility walkthrough. We walk the space with you, assess current condition, discuss your cleaning priorities and any problem areas, and review access logistics. No obligation.
- Written proposal delivered within 24 hours. The proposal defines scope, frequency, pricing, and what is and is not included. No verbal commitments that shift later.
- Program kickoff deep clean. The first visit is a deep clean that brings the facility to a clean baseline before the maintenance program begins.
- Scheduled service on the agreed frequency.
- Monthly quality review. We check in — by phone or in person — to address any concerns before they become problems.
If something is wrong on any visit, call (517) 582-1083 and we return within 24 hours at no charge.
FAQs
How much does commercial cleaning cost in Lansing?
Pricing depends on facility type, square footage, soiling level, and visit frequency. General ranges: small office 500-1,000 sq ft = $120-250 per visit; restaurant = $180-350 per visit depending on kitchen scope; medical office = varies significantly by exam room count and disinfection requirements. Most commercial programs are quoted monthly based on a defined weekly visit count. Call (517) 582-1083 for a walkthrough and written proposal — we do not quote commercial programs over the phone without seeing the space.
What is the difference between Feldpausch and Jan-Pro or Coverall?
Jan-Pro and Coverall are franchise systems. The brand sells cleaning territories to independent operators who pay a franchise fee and royalties in exchange for the right to use the brand name. The person cleaning your facility is a franchise owner running a small independent business under a national name. Quality and accountability vary by franchise buyer. Feldpausch is not a franchise — we are the owner-operated business that cleans your facility, and the owner is directly accountable for every job.
How often does a typical office need janitorial cleaning?
High-traffic offices with 20+ employees typically need nightly or 3x-per-week service to maintain a professional standard. Lower-traffic offices with 5-10 employees and limited common area may be well served by 1-2x per week. Restaurant and food service facilities need post-close cleaning after every service. Medical offices with patient contact typically require nightly cleaning of high-touch surfaces. We will recommend a frequency at the walkthrough based on what we observe, not based on what generates the highest contract value.
What does a restaurant cleaning visit include vs. an office?
Restaurant visits add grease-cutting floor treatment to the kitchen floor, cleaning of cooking equipment exteriors (fryers, grills, hood exteriors), POS terminal and menu disinfection, and health-code-focused restroom cleaning. Office visits focus on workstation surfaces, common areas, and standard restroom disinfection. Restaurant cleaning typically takes longer and costs more per square foot because of the grease management component.
Do you handle emergency or after-hours cleaning?
Yes. Call (517) 582-1083 directly for after-hours or emergency requests. We cannot guarantee same-night availability for facilities outside our existing service schedule, but we will make every effort to respond. Established clients on a janitorial program take priority for after-hours requests.
Are technicians background-checked?
Yes. All Feldpausch cleaning technicians are background-checked before they have access to any commercial facility. We are fully bonded and insured. Documentation is available on request.
What if we are not satisfied with a visit?
Call us at (517) 582-1083 within 24 hours of the visit. We return to correct whatever was missed — no charge, no argument, no credit memo process. This is not a guarantee designed to sound good in marketing copy. It is how we have retained commercial clients for 30+ years. One return visit to fix a problem costs us far less than losing a client and the referrals that client generates.
