Fourth:

Why you cannot wax over old wax: oxidized wax is chemically altered. The polymer chains have cross-linked and hardened in a way that prevents new wax from bonding properly.


New wax applied over old oxidized wax may look good for 2 to 3 weeks, then begins peeling and delaminating faster than it would if applied to bare tile. Stripping is not optional for a durable result.


The complete 10-step VCT strip and wax process:


  1. Clear and protect the area — furniture moved, baseboards protected from stripper splatter.
  2. Apply chemical stripper and allow to dwell 10 to 15 minutes — the stripper softens and dissolves the existing wax.
  3. Agitate with a floor machine using a stripping pad — mechanical agitation breaks down the wax that the chemistry has softened.
  4. Wet-vacuum the stripper slurry — the dissolved wax and stripper solution is vacuumed up completely.
  5. Rinse the floor with clean water to neutralize stripper residue — alkaline stripper left on the tile prevents wax from bonding.
  6. Allow the floor to fully dry — wax applied to a damp surface does not bond correctly.
  7. Apply the first wax coat thin and even — thin coats cure faster and create a more durable layered structure than thick coats.
  8. Allow to dry fully (30 minutes minimum).
  9. Apply second coat.
  10. Optional third coat followed by high-speed burnishing for maximum gloss and durability.

Buffing is a light maintenance procedure: a floor machine with a scrubbing pad and buffing solution removes light soil and minor surface marks while generating a mild mechanical polish. It restores a moderate level of sheen on wood and VCT that is not yet due for full stripping.


Burnishing uses a high-speed machine (1,500 to 2,000 RPM) that generates friction heat; this heat polishes the existing wax layer to a high gloss without stripping or adding product — it is used to maintain VCT gloss between full strip-and-wax cycles and can extend the interval between full restorations.


Strip and wax is the complete restoration cycle: all existing finish is removed, the bare surface is cleaned and neutralized, and fresh wax coats are applied. This is the appropriate intervention when buffing and burnishing no longer achieve acceptable results.
